<p>The extra work does, of course, cost extra money, and the pricier the home, the more the staging will cost. Margaret Heidenry of Realtor.com <a href="https://www.realtor.com/advice/sell/how-much-does-home-staging-cost/" target="_blank" rel="noopener">says</a> “As a general rule of thumb, most stagers charge $300 to $600 for an initial design consultation, and $500 to $600 per month per room.”</p>
<p>The effort can pay off. Daniel Goldstein of MarketWatch <a href="https://www.marketwatch.com/story/is-it-worth-it-to-stage-your-home-when-you-put-it-on-the-market-2016-05-04" target="_blank" rel="noopener">writes</a>, “In a 2013 study looking at nearly 170 staged properties valued at $300,000 to $499,000, (the Real Estate Staging Association) — which obviously has a vested interest in the matter — said that those homes were sold in 22 days, compared with an average on-market time of 125 days for unstaged properties.”</p>

<h2>Renovations</h2>
<p>Renovations tend to be more cosmetic. If you’re renovating a kitchen, you might be swapping out appliances, replacing a faucet and changing the cabinets and floor. In a renovation, you’d leave the room’s general layout and the placement of the electric and plumbing alone.</p>
<p>These projects tend to be easier on your wallet. Also, they usually involve home improvement projects that don’t require permits or the use of architects or general contractors.</p>

<h2>Remodels</h2>
<p>A remodel is more involved and goes deeper. Remodeling the kitchen might involve tearing down walls to make the kitchen open to the family room. You might move the electrical and the plumbing. You might reposition windows and doors.</p>
<p>Since remodeling projects are more involved, they’re also usually more expensive. Also, it often necessitates obtaining permits, contractors and skilled tradespeople. YouTube might teach you how to replace your bathroom faucet, but you want someone who really knows what they’re doing to re-do your bathroom’s electrical work.</p>

<h2>Is your home value the same as market value?</h2>
<p>A home’s <strong>market value</strong> is the price a buyer is willing to pay and the price a seller is willing to accept. This is the price that a real estate agent figures out by examining a variety of factors. These include a home’s condition, location, supply and demand of the market, and how it compares with other homes.</p>
<p>Even if a seller is working with a reputable agent, buyers should have their own agent examine the market and determine if the asking price is a reasonable home value. Then they can make an informed offer that (hopefully) makes everyone happy.</p>

<h2>Is your home value the same as assessed value?</h2>
<p>Municipalities generally only use a home&#8217;s <strong>assessed value</strong> for property tax purposes. An assessor will examine a property and compare it with similar properties.</p>
<p>Using that information, the assessor comes up with your home value figure. Then that number is multiplied by an “assessment rate,” which is usually 80 percent to 90 percent of your home’s current market value.</p>
<p>What does that mean in real numbers? It means that if the assessor says a home is valued at $300,000 and the assessment rate is 90 percent, then the home’s assessed value will be $270,000. The municipality then uses that number to determine property taxes.</p>
<p>The assessed value doesn’t always come anywhere close to what a home’s market value may be. Current market conditions and the amount of time it’s been since an assessment can cause quite the discrepancy.</p>

<h2>Is your home value the same as appraised value?</h2>
<p>A lending institution uses the<strong> appraised value</strong> of a home to ensure it’s making a good investment.</p>
<p>An appraiser will look at comparable sales in the neighborhood and conduct a physical examination of the home to figure out its appraised value. Then the bank will use that home value to determine how much it’s willing to lend for a property.</p>
<p>Ideally, this number is the same or higher than what the buyers offered. If it is lower, then the buyers and sellers will need to renegotiate or the buyers will have to make up the difference with cash.</p>

<h2>1. Clean your house.</h2>
<p>Of course you’ll suck up the dust bunnies from under the couch. You will scrub the basement so it’s clean of cat litter dust. Also, you will clean up any pet messes immediately as you’re readying your house for sale. And you’ll certainly be sure to sweep the fur from the floors before a showing. Sometimes though, the evidence of our pets is much deeper.</p>
<p>If you have stubborn stains on the carpet and if your furniture has an extra layer of fur, you probably want to hire professional cleaners. They have the appropriate equipment and experience for tackling tough stains and odors. You might also want to consider replacing your carpet if the stains and smells are particularly persistent.</p>
<p>Wash the floor and walls of your basement. If the pet smells persist, consider repainting the walls and floor with an odor-blocking paint.</p>
<h2>2. Repair your lawn.</h2>
<p>If you have a dog, it probably shows on your lawn. You’ll want to make a thorough sweep of the yard and pick up any messes before you put your house on the market. Afterward, you’ll want to walk through your yard several times a day to stay on top of keeping it clean.</p>
<p>Has your dog peppered your lawn with holes? You will need to fill them in and top the bare patches with grass seed or fresh sod. Are yellow or brown spots an issue? Aerate the grass and plant new grass seed. You might want to cut out the dead spots and put down new sod if you don&#8217;t have enough time to grow new grass.</p>
<p>When your dog needs to go out after you’ve fixed the yard, leash him up and take him to a discreet corner of the lawn or take a walk.</p>

<p>When you’re preparing your house for sale, make sure you fill in and paint or stain any scratches or chew marks on the woodwork. If you have damaged carpet and you’re not replacing it, you should try to patch any worn spots.</p>
<p>Then, when you have showings, remove your pets from the house. Take bags of food with you and put away the bowls. Hide pet toys and other paraphernalia. If you don’t want to take your cat boxes with you, tuck them away in a discreet place in the basement or cover them up with large boxes. Make sure to clean up any loose shavings from guinea pig or hamster cages</p>
<h2>4. Relocate your pets.</h2>
<p>If you have the option of doing so, it might be best for your pet to live with a family member or friend while you are selling your house — hard as that may be. You will be less stressed because you won’t need to be constantly vigilant about cleaning up after your pet. Your pet will be less stressed because it won’t be put in the car to go for a drive at strange times of day. Everyone will be less stressed because their routines won&#8217;t constantly be disrupted.</p>
<h2>5. Talk to your veterinarian.</h2>
<p>If you have any concerns about your pet and how it might react to the changes in its routine, be sure to discuss them with your vet.</p>
<h2>6. Tell potential buyers that you have pets.</h2>
<p>Even if you do your best to clean the house and remove all signs of pets, the people who look at your house should still be told that you have pets. Potential buyers may have allergies, or they may be able to smell things that you can’t. Being open and up front about your situation will only help you in the long run.</p>

Rinse loose dirt from your home’s siding one last time before the temperature drops. &#8220;Another challenge for buyers in the fall and winter is that everything usually looks dull and drab,&#8221; adds Michelle. The lot lines are not as visible covered with snow and leaves, so it’s difficult to get a sense of the outdoor space unless it is clearly defined. Define property boundaries with brightly-colored flags tied to stakes, and place them at the four corners of your property.</p>
<p>If it&#8217;s snowy, keep the deck shoveled and salted so buyers can walk outside to experience the space. If the climate allows, keep outdoor furniture on your patio so they can get a better feel for the outdoor living space.</p>
<p><strong>Let There Be Light</strong></p>
<p>Retract blinds, and widen curtains, so there’s minimal window coverage. The windows will look bigger, and it’ll encourage daylight to flow into your space.</p>
<p>Experiment with your lightbulbs to find the most flattering hues for your space. A bathroom looks great with daylight bulbs (5,000-6,500K) and living spaces, such as bedrooms and living rooms, look best with soft white bulbs (2,700K). In general, your home’s design and color palette will play a part in what looks most appealing. Go for cozy and bright. If you’re upgrading bulbs in hard-wired fixtures, consider going all LED. Let the buyers know you’re leaving the bulbs for them.</p>

<p>Bring in extra floor lamps. Add them to rooms with dark corners to create a warmer setting. Consider investing in landscape lighting, since visitors touring during the late afternoon or evening will have a much different experience than visitors who tour a home earlier in the day. Outdoor lighting accessories will amplify your home’s appeal, so consider solar lights lining a walkway, motion-activated spotlights, and landscape spotlights.</p>
<p>Remove screens from the windows to allow more natural light to flow into your home, and clean the windows. Be sure to let potential buyers know you will replace the screens.</p>
<p><strong>Spend Time on Basic Home Maintenance</strong></p>
<p>Check window seals and doors for drafts. A drafty window is most noticeable on a cold day, so take extra efforts to weather seal and insulate around windows and doors.</p>
<p>Have the furnace or boiler maintained prior to putting your house on the market On a cold day, buyers will make sure the systems are in good shape. Be a step ahead by having your maintenance team leave a sticker or magnet marking the date of the last inspection to add peace of mind for buyers.</p>
<p>Swap out the HVAC filter to help reduce any odors or fall allergens in the home.</p>
<p>Check for spiderwebs – everywhere.</p>
<p><strong>Deep Clean: A Few Places You Might Forget About</strong></p>
<p>Clean inside the cabinet beneath your sink. It’s likely they’ll glance at the plumbing, and they&#8217;ll notice if the plumbing and inside of the cabinet are dirty. Clean it well, consider adding a new piece of shelf liner on the bottom, and install slide out drawers or extra utility that’ll be appealing. Make shower heads look like new.</p>

<p>Remove the TV in the living room if you can live without it. Yep, big black screens are an eyesore, especially if they’re blocking light or detracting from a beautiful mantel.</p>
<p>Take another look at how the furniture is positioned now that the TV isn&#8217;t there. Consider rearranging to maximize the functionality of the space. It might not be how your family used the room, but it’ll present really well.</p>

No one expects a home to completely lack holiday decorations during these months, but simplicity is appealing. Opt for modest, neutral accessories — think white string lights or a Christmas tree that truly flatters the space.</p>
<p>Do you have vaulted ceilings? You’re green-lighted to get a big tree, so buyers can appreciate the spectacular height of the ceilings.</p>
