5 tips to sell your home as quickly as possible!
It’s time to sell your home and you want to sell your home as quickly as possible. You’re getting ready to put it on the market, but don’t know where to start. That’s where we come in. In addition to helping you find the right agent, we have lots of advice for how to be successful in selling your home. These are our favorite tips:
1. Clean everything.
Really, everything — all the surfaces you normally clean, plus everything you normally ignore. Scrub the baseboards. Shampoo the carpets. Wash the fan blades and the light fixtures. Dust the tops of the window and door frames. Wipe down the kitchen cabinets. Wash the walls — you might be surprised at how dusty the walls get. Vacuum all the corners of the house, including the basement and garage, to get rid of cobwebs. Wash the windows. Power wash the siding of your house. Get the idea? If it’s something that can be cleaned, clean it.
2. Neutralize your décor.
What does that mean? Declutter and de-personalize your home. You may love your gallery wall of candid family photos, but a lot of potential home buyers might have a hard time seeing past it. At the same time, pare down your possessions to a minimalist level (you may want to think about renting a storage unit for this task). You want your rooms and cabinets and closets to have some things, but not a lot, so they look as large as possible. In that same vein, paint any bold-colored rooms a more neutral hue — think gray, taupe or cream. You might think pumpkin orange is the perfect color for your kitchen, but potential buyers may see it as one more thing they must fix.
3. Repair and upgrade what you can.
It might not be in your budget to completely renovate your kitchen or replace your old windows, but there are plenty of other things you can do. Replace your old appliances with new, stainless steel ones. Swap a broken light fixture for a new one. Change out a dated faucet. Repair any cracks in the walls and ceilings. Replace a set of old, stained curtains for fresh new ones.
4. Don’t forget about curb appeal.
You’ll need to do a lot of work on the inside of your home, but the outside is also important. Weed and mulch your gardens. Replace any dead bushes. Trim dead branches off trees. Remove any dead or dying trees. Mow the lawn and replace any dead patches of grass with fresh sod. When you’re done with all the yardwork, pare down your yard decorations and remove political signs. Then, examine anything that might need to be repainted and give it a fresh coat — house number signs, window frames, fences and mailboxes.
5. Price your house right.
Work with your real estate agent to price your house competitively and sell your home as quickly as possible. It might not be the exact number you want, but a house that has the right price in the right market will sell faster than those that don’t. And that will get you into your new home that much faster.
